Non-QM: keep your money invested
If your tax returns don’t tell the whole story, traditional underwriting may not either. Non-QM programs look at things differently.
What non-QM means
Non-qualified mortgages are loans that fall outside the standard “qualified mortgage” rules. They can use alternative ways to document ability to repay — and typically come with different pricing and down payment requirements.
Bank statement and asset-based options
Self-employed borrowers may qualify using business or personal bank statements instead of tax returns. Some programs consider liquid assets, so you may not need to liquidate investments to qualify.
DSCR for investors
Debt-service-coverage-ratio loans focus on whether the property’s rental income covers its payment, rather than your personal income — useful for growing a rental portfolio.
Is it right for you?
Non-QM isn’t automatically better or worse — it’s a tool. Austin will compare it side by side with conventional options so the trade-offs are clear.
