The first-time buyer playbook
What actually happens between “we should buy” and “here are your keys,” in the order it happens.
1. Get pre-approved before you shop
A real pre-approval means your income, assets and credit have been reviewed — not just a quick estimate. Your offer is stronger and you know your true budget before you fall in love with a house.
2. Know your whole monthly payment
Principal and interest are only part of it. Property taxes, homeowners insurance, mortgage insurance and any HOA dues all belong in the number you’re comfortable with.
3. Budget for closing costs
Closing costs are separate from your down payment. You’ll receive a Loan Estimate that itemizes them so you can compare and ask questions.
4. Under contract to closing
Appraisal, underwriting conditions, final approval, and a Closing Disclosure at least three business days before you sign. Fast, clear communication through this stretch is what keeps deals on track.
